Procedure
(“Gabay Pabahay” Program)
 
STEP 1
  • Go to the Atrium of Makati/Regional Branch handling your housing loan account.
  • Proceed to the Billing and Collection Department servicing counter. For Regional Branch, proceed to the Loans and Contribution Management and Recovery Division servicing counter.
  • Inquire on how to avail of the loan restructuring and penalty condonation.
  • Get Checklist of Requirements and Application for Loan Restructuring and Penalty Condonation (ALRPC).
Note: The member may access the internet and download from the Pag-IBIG website, www.pagibigfund.gov.ph the checklist of requirements and ALRPC.

STEP 2
  • Submit duly accomplished Application for Loan Restructuring and Penalty Condonation (ALRPC) and documents required.

Note: Applications with incomplete documents shall be returned with Acknowledgement Receipt indicating the lacking documents.

 
 
  • Get the following documents:
    * Acknowledgment Receipt (AR)
    * Payment Order Form (POF)

    Additional documents for Circular 248
    * Referral Slip for Membership Contribution Payment (RSMCP) (for updating of membership contributions)
    * Referral Slip for TAV Offsetting (RSTO) (for updating of housing loan arrearages thru offsetting from membership contributions)

STEP 3 For NCR/Regional Branch, proceed to the MC Accounting Division servicing counter maintaining your membership record.

For payment of membership contributions
  • Present Referral Slip for Membership Contribution Payment (RSMCP).
  • Get Payment Order Form (POF).
For updating of housing loan arrearages thru offsetting from membership contributions
  • Present Referral Slip for TAV Offsetting
Accounts Specialist
STEP 4 For NCR/Regional Branch, proceed to the Cash and Administrative Services Division.
  • Present POF and pay the contributions arrearages.
  • Get Pag-IBIG Fund Receipt (PFR, copy 1).
Cashier II
STEP 5
  • Go to the Atrium of Makati/Regional Branch.
  • Proceed to the Cash Division-Loans Management Group. For Regional Branch, proceed to the Cash and Administrative Services Division.

For Circular 218

  • Present POF and pay the following:
    - P200 processing fee
    - Downpayment (minimum of 10% of total arrearages)
    - Other expenses (foreclosure, if any)
    - Unpaid membership contributions
  • Get Pag-IBIG Fund Receipt (PFR, copy 1).

For Circular 248

  • Present POF and pay 1-year insurance premiums and amount for partial/full updating of housing loan arrearages (if any).
  • Get Pag-IBIG Fund Receipt (PFR, copy 1).
Cashier II
STEP 6
  • Proceed to the Billing and Collection Department servicing counter.


  • For Regional Branch, proceed to the Loans and Contribution Management and Recovery Division servicing counter.

  • Present PFR (copy 1).
Accounts Management Analyst II
STEP 7
  • Sign PN and “Conforme” portion of NOA.
  • Receive the following documents:

    For Circular No. 218

    * Notice of Approval (NOA)
    * Promissory Note (PN)
    * Loan Restructuring Agreement (LRA) (for REM accounts)
    * Deed of Revocation with Loan Restructuring Agreement (DORLRA) (for CTS accounts with Notice of Cancellation)

    For Circular No. 248
    * Notice of Approval (NOA)
    * Promissory Note (PN)
    * Loan Restructuring Agreement (LRA) (for CTS & REM accounts)
    * Deed of Revocation of Notice of Cancellation (for CTS accounts with Notice of Cancellation)
  • For disapproved applications, get Notice of Disapproval (NOD).
    Note: The Billing and Collection Department-NCR/Loans and Contribution Management and Recovery Division-Regional Branch shall discuss with the borrower the new monthly amortization and the start of payment of amortization.

STEP 8
  • Proceed to the Notary Public for the notarization of PN, Deed of Revocation with Loan Restructuring Agreement (DORLRA) (for CTS accounts with Notice of Cancellation), and Loan Restructuring Agreement (LRA) (for CTS & REM accounts).
 
STEP 9
  • Submit the following notarized documents:

    For Circular No. 218
    * Promissory Note (PN)
    * Loan Restructuring Agreement (LRA) (for REM accounts)
    * Deed of Revocation with Loan Restructuring Agreement (DORLRA) (for CTS accounts with Notice of Cancellation)

    For Circular No. 248
    * Promissory Note (PN)
    * Loan Restructuring Agreement (LRA) (for CTS & REM accounts)
    * Deed of Revocation of Notice of Cancellation (for CTS accounts with Notice of Cancellation)
